Where to Find Great Tenants in Las Vegas


All property owners want the best tenants they can find in their rental properties. The first step in finding great tenants is to send your listing out to a lot of websites. At Ravago Group, we send our listings to ReMax.com, Homes.com, Zillow and about 35 other websites (too many to list!). You want to get your property advertised as broadly as possible.

Second, make sure you take a lot of pictures. All of our listings include at least 10 or 20, sometimes even 30 great photos. You might see some rental property listings with only one or two pictures, and that really doesn’t give a viewer a thorough idea of how the place looks. The more pictures you have, the better your chances of engaging potential applicants. The large number of pictures will also keep people on the site longer, giving them the opportunity to look for a property that is just right for their needs.

Networking with real estate agents is also important. We always share our listings with the top real estate agents in the area. A lot of sales agents are also showing rental properties now as well because the inventory is so low. We always make sure our listings are fresh in their minds so that when they have a client looking for a place to live and they decide not to buy, the agent can show them our available properties.

The most important step is to make sure the property is rent ready. We want all of our properties to look like model homes. This is essential when you want to attract the best tenants. This starts from the moment you approach the property or drive up to the home. The landscaping must be clean and 

neat, and you have to make sure there are no flyers or other debris in the yard. When you open the front door, the space should be properly climate controlled, and all of the utilities should be turned on. Everything has to look immaculate. That’s the key to 

finding and securing great tenants; present them with a home that looks like a place they would want to live.

Landlord and Renters Insurance for your Las Vegas Investment Property


Today, we are talking about landlord and tenant insurance policies, and what is required to adequately protect yourself and your investment.

In our management agreements with property owners, we require that the owner or investor carry at least half a million dollars in liability protection. If you can afford more, we always encourage more insurance because when it comes to your property, there is really no such thing as being over insured. We also ask that you list our company as an additional insured. This is helpful in the event that you are not available, and you’d like us to start an insurance claim for you. Perhaps we have to process a water damage claim or get the paperwork and inspections rolling on something else; when we need to do this, it’s easier for us to manage when we are listed on your insurance policy.

For our tenants, we require renters insurance. At the time of lease signing, we explain to the tenant the necessity and importance of renters insurance. It protects us, it protects the owner and it certainly protects the tenants and all of their personal belongings. Our tenants are expected to have a policy with adequate liability coverage, and they must also list our company as an additional insured as well. This offers great protection to the landlords. I can remember a tenant who was a hobbyist and took a special interest in remote control cars. On one hot Las Vegas summer day, the car was on its charger in the garage, and the whole garage caught fire. That fire caused about $50,000 in damages and fortunately, the tenant carried renters insurance. They were able to pay for the garage and they were also able to move into a hotel, where they stayed while the repairs to the garage were being done. This is an example we often share with tenants and landlords to illustrate the importance of having insurance.

These are the two most important types of property insurance that a landlord and a tenant can have. Please take note of your insurance policies, and make sure you and your tenants are covered. Property Inspections for Las Vegas Landlords


Inspections are an important part of property management, and there are five specific inspections that our property management team at Ravago Group conducts on behalf of our owners.

Move In Inspection

The move in inspection is done prior to the tenant moving into the home. We will go through the house and thoroughly document its condition. There are often up to 200 pictures taken so that every detail is covered. All of our inspections start on the same side of the house, so we are sure that we don't miss a single nook or cranny. This will help us prove what the place looked like before a tenant moves in.

Move Out Inspection

The move out inspection is done at the end of the lease, when the tenant leaves the property. Again, we take hundreds of pictures once the place is vacant and we compare those pictures to those we took during the move in process. You cannot charge something from the security deposit without proving there was damage, that's why the documentation is so important. Our photos can demonstrate how things became damaged during the course of the tenancy.

Renewal Inspections

Any time a tenant decides to renew a lease after a year, we sign the new lease at the property and conduct a brief inspection there. We take pictures during this inspection as well, just to keep in our files and to share with our owners. We want to show the property owners that the place is being well maintained.

Intermittent Inspections

This is the type of inspection we do any time we feel we have cause to go in and checkout the condition of the property. If a neighbor reports an issue with the home, or we get a complaint from the HOA, we know we have to go in there and have a look around. These types of inspections require a 24 hour notice. So, we let the tenant know 24 hours in advance that we’ll be coming inside to inspect the property. We often use a professional third party company to post that 24 hour notice on the door.

Vendor Inspections

Since we have a team of vendors we trust, we often ask them to do casual inspections any time they are at the property, performing maintenance or repairs. This is useful to us and to our owners. In fact, I can recall a situation where an air conditioning technician was out to inspect the unit. He noticed the tenants’ dogs urinating on the condenser, which was causing it to malfunction. This information was helpful in understanding the cause of the problem, and we were able to charge the tenants for the air conditioning repairs.
